Sixty-Year-Old Ranches, Steep Lots, and Owners Who Would Rather Update Than Move
A large share of Vestavia Hills went up between the 1950s and the 1970s, and those houses are now on their second or third set of owners. The bones are usually good: brick veneer, solid framing, and lots with mature trees. What dates them is the inside. Closed-off galley kitchens, a single hall bath, small closets, and windows that were never upgraded. Many owners like their street and would rather open up a kitchen than move across town, so most of the work we price here is a remodel of a lived-in house, not a flip.
Split-levels are their own puzzle. The half-flights between floors, a den on the lower level that runs damp, and a kitchen boxed in by the stair wall all affect what can change and what it costs. Before we price a wall removal we find out whether it carries load, and when it does the scope includes an engineered beam and a permit, not a guess.
Shades Mountain and the ridges around it mean steep driveways, stepped foundations, and runoff that heads for the lowest wall of the house. Exterior stairs, retaining walls, and drainage come up often. The city spans Jefferson and Shelby counties, and permitted work inside city limits goes through the City of Vestavia Hills.

Vestavia Hills FAQ

Do you work in Cahaba Heights and Liberty Park as well as central Vestavia?
Yes. Cahaba Heights, Liberty Park, Rocky Ridge, the Shades Mountain streets, and the neighborhoods along US-31 and Columbiana Road are all covered by our local Birmingham crew, on both the Jefferson County and Shelby County sides of the city. Call 205-281-0940 to set up a free estimate.
Can a 1960s Vestavia ranch get an open kitchen?
Often, yes, but it depends on the wall. In many ranches of that era the wall between the kitchen and the living room carries part of the roof or ceiling load. We check before we quote. If it is load-bearing, the scope includes a properly sized beam and a permit, which adds cost and time, and we tell you that up front instead of discovering it mid-job.
We have a split-level. Can you update it without it feeling chopped up?
Usually the biggest improvement comes from the stair wall and the kitchen next to it: opening a half-wall, changing the railing, and carrying one flooring through the main level. Lower-level dens in split-levels are often damp, so we look at grading and gutters outside before we put new finishes on a below-grade wall.
Our lot is steep. What does that change about exterior work?
It changes access, drainage, and safety. Materials may need to be carried farther, steps and walkways take more prep, and water from uphill lots ends up against your foundation. We look at where the water goes first. If we see signs of structural movement, such as stair-step cracks in brick or doors that no longer close, we will recommend a structural engineer before anyone quotes a repair.
Do you pull permits with the City of Vestavia Hills?
Yes. Work that needs a permit, such as moving walls, structural changes, or significant electrical and plumbing alterations, is permitted through the City of Vestavia Hills for addresses inside city limits. A few nearby addresses with a Vestavia mailing address are outside the city, so we confirm the jurisdiction before quoting.
