Cleanouts & Rekeys

Cleanouts, haul-aways, rekeys, and securing vacant properties — standalone or bundled

Closing-Date Scheduling

Scope and completion date agreed in writing — we tell you early if a date won't work

Transaction Documentation

A Contractor Who Understands Transactions

Inspection-repair negotiations die from slow quotes and lump-sum numbers. We price line by line so both sides can negotiate from real figures, and we flag items that are over-scoped — because your credibility with the other side of the table matters more than any single work order.

Realtor Repairs FAQ

Straight answers for agents and sellers. Call 205-281-0940 or send the inspection report for a fast itemized quote.

How fast can you quote an inspection-repair list?

Send us the inspection report (or just the repair pages) and we turn a written, itemized quote around fast — typically within one to two business days, and we will tell you up front if we cannot hit that on a given week. Each line is priced separately so your buyer and seller can negotiate from real numbers instead of a lump sum. If a line on the report looks over-scoped or unrelated to the sale, we will flag that honestly — inflated repair quotes help nobody at the table.

Can you schedule repairs around a closing date?

Yes, and we treat closing dates as hard commitments. When we take inspection work we agree the scope and the completion date in writing, and we would rather tell you on day one that a date is not workable than miss it the week of closing. The earlier in the option period you send the report, the more scheduling room we have to work with.

What pre-listing work is actually worth doing?

We will walk the property with you or your seller and give you an honest triage: what buyers and inspectors will actually flag (water stains, soft floors, sticking doors,GFCI and safety items, worn caulk and grout), what photographs badly (scuffed walls, dated fixtures), and what is not worth touching before listing. You get an itemized quote and pick the lines that fit the seller's budget and the listing strategy — no pressure to do the whole list.

Do you do cleanouts and rekeys?

Yes — cleanouts, haul-aways, lock rekeys, and basic securing of vacant properties, as standalone jobs or bundled into a pre-listing or make-ready scope. For investor purchases and estate sales we can combine cleanout, rekey, and repair into one written scope with photo documentation at each step.

How do agents get paid work documented for their files?

Every job closes with an itemized invoice and a before/after photo set — useful for the transaction file, for the seller's disclosure records, and for your own marketing if the seller agrees. Written change orders cover anything added mid-job, so the final number never surprises anyone at the closing table.

Are you licensed and insured?

Ask us for our current license numbers and you can check them yourself on the State of Alabama licensing portals. We are based in Birmingham and serve the Gulf Coast — Baldwin and Mobile counties — on scheduled routes. Ask for a current certificate of insurance at any point; many brokerages require one on file for vendors, and we expect that. Workmanship warranty terms are written into every contract.

Keep the Deal Moving

Send the inspection report or the pre-listing punch list — we'll come back with line-item pricing fast and a schedule that respects your closing date.
