Do you provide scope-of-work documentation an investor can hand to a hard-money or DSCR lender?

Yes. Our written estimate breaks scope into line items and milestones so it can be attached to a loan file or used to structure draw schedules. We don't structure the draw itself — that's between you and your lender — but the document is detailed enough for most rehab-loan underwriters to work from.

What's the smallest project size you'll take for an investor?

No fixed minimum. We've done single-unit Rental Ready turnovers and full whole-house flips. For very small jobs (a punch list or a single bathroom), we'll tell you up front whether we can hit your timeline or whether a smaller handyman crew would serve you better — we'd rather refer you out than over-commit.

Do you work with out-of-state or hands-off investors?

Yes. We do walk-through video, written weekly updates with photos, and milestone sign-offs by email. The client portal logs every change order in writing so there's no 'we agreed on the phone' surprises. You don't need to be in Alabama to run a rehab with us.

How do you handle permits and inspections on a flip timeline?

All work we do is permitted and inspected through the State of Alabama and the local jurisdiction (Birmingham, Hoover, Vestavia Hills, etc.). Our license is verifiable on the HBLB and General Contractor rosters (deep-linked from our footer). Pulling permits up front protects you on resale — unpermitted work routinely kills closings or triggers re-inspection demands from FHA appraisers.

Can you give a same-week walkthrough on a deal we're under contract on?

In Birmingham Metro we can usually get there within a few business days for established or repeat clients. Outside the Metro (Huntsville, Mobile, etc.) the window is longer because of travel days. The honest answer: ask early. We'd rather quote your due-diligence window correctly than promise a number we can't hit.

Do you offer volume or repeat-client pricing for portfolio investors?

We don't publish volume discounts — they depend on scope mix, scheduling fit, and how predictable the pipeline is. What we will do for established investor clients: priority scheduling, faster turnaround on quotes, and a single point of contact across projects.
