How do out-of-town owners see the work?
You approve a written, itemized scope first. We send before photos, progress photos, and a closeout set. Changes are written change orders with the cost before we proceed. Nothing is agreed only by text.
Do you price a standard turn, or start over every time?
We quote line by line so you can approve the whole list or only the lines that matter for this turn. For a repeatable scope, such as a two-bedroom condo paint-and-punch, we can discuss a standing price so the next turn does not start from a blank page. That price is agreed in writing.
What if the unit needs more than a make-ready?
We will say so in the estimate. A make-ready is not a place to hide a larger repair. If the property needs a renovation, we scope that separately instead of dressing it up as a turn.
